3 min. walk to Ponderosa Park! Fire table, BBQ Grill, well appointed kitchen, and lots of gathering space, all for you to enjoy your time at this house.
The house is set up well for family gatherings. The dinning room, kitchen, and living room are all open and flow nicely. Everyone can be doing something and still feel connected to the larger group.
The bedrooms consist of:

- Master bedroom w/ en-suite; 1 Queen bed w/ memory foam mattress
- Second bedroom; 2 twin beds each w/ a memory foam mattress
Main level of home
- Third bedroom; 1 Queen bed w/ memory foam mattress
- Fourth bedroom; trundle bed with 2 twin beds each w/ a memory foam mattress
The master bedroom has a walk-in closet with ample space for your items and a generously sized bathroom with skylight and double sinks. You'll enjoy nice views of the backyard and mature ponderosa pines. This bedroom also has a dedicated work station set up in it, perfect for your workcations!
The second bedroom, with 2 twin beds, also has a chalkboard and kids play tent.
The third bedroom has a standard queen bedroom set and has great views of the backyard.
The fourth bedroom is set up has a multi use room. It has a work station and TV. It also has a trundle bed with 2 twin beds each w/ a memory foam mattress. This can be a dedicated office space for your workcations, or bring the kids' gaming system and it can be their gaming room, or it can simply be used as another bedroom. The choice is yours!
If you want to get out and explore, there is easy access to nearby Ponderosa Park, Ponderosa Trail, and Fort Tuthill County Park. You will also be near restaurants, shopping, and downtown. Use this house as your launching point to explore Flagstaff and Northern AZ!!!
Snowbowl (40 min), Grand Canyon (1 hour and 20 min to Park Entrance), Sunset Crater (30 min), and many hiking and biking trails!
Guest will have the entire home and yard to themselves.
Ponderosa Trails is one of Flagstaff’s premier neighborhoods with mostly newer construction single family homes. The neighborhood has convenient access to restaurants, groceries, Historic Downtown, and NAU. There is plenty of natural wooded spaces and trails to explore right out your front door in Ponderosa Trails, as well as Ponderosa Park. This neighborhood is great for families that just want to get away, relax, and not do much driving. Ponderosa Trails is also perfect for the guests that will be on the move because you can easily access big trails, major highways and the airport.
Ponderosa Trails is located in the South East portion of Flagstaff, convenient to Flagstaff Pulliam Airport, both the I17 (Highway to/from Phoenix) and I40 (west to Williams and the Grand Canyon, and east to Winslow), Highway 89 (South to Sedona and Verde Valley, North to Sunset Crater, Lake Powell, North Rim of Grand Canyon), as well as Highway 180 to Snowbowl. NAU campus lies just to the North of Ponderosa Trails. Fort Tuthill County Park (Flagstaff Extreme Adventure Course, Bike Park, Pepsi Amphitheater, Overland Expo, Rodeo, County Fair, etc.) is located to the West, just on the other side of I40.
When you stay here, you will want a vehicle to get around. Guests will be able to park in the garage and there are two additional off-street parking spaces in the drive-way.
City of Flagstaff does not allow street parking during winter time; November 1st through April 1st.
Cleaning fee will be $225 for stays 10 days or longer. This is to make sure we are providing the utmost cleanliness experience for all of our guests.

We have a few rules which we’d like to let you know about. We know rules are boring, but we’d really appreciate if you could have a quick read.
#1 – Shoes Off
• We ask that you please do not wear shoes while inside the house. Thank you so much!
#2 – No Pets
• For the consideration and safety of future guests with allergies please do not bring pets onto the property.
#3 – No Smoking/Recreational Drug Use
• Our house is a drug-free and smoke-free property. This means no smoking or recreational drugs inside or outside of the home. We also ask that if you will be vaping, you do so outside of the home.
#4 - Number of Guests
• Ensure total guests matches that on your booking. If you have more guests than what you have booked for, you will not be covered under Airbnb Insurance and you may be charged an extra fee. This is bad for everyone!
#5 – No Parties
• Please respect our neighbors. This is a residential working neighborhood that is quiet in the evenings. Noise levels must be minimal after 9PM. There is a noise level city ordinance and we do not want any complaints. Violation of this will result in termination of your reservation and the security deposit will be retained. We must respect the peace of the community. Thank you for understanding!
#6 - Please Clean Up Dishes
• If you use any dishes during your stay, we would be grateful if you would clean them. This would be of great help.
#7 - Check Out is 10AM
• Our cleaner will arrive shortly after 10AM to clean the property. We can’t stop her, she is a cleaning machine! (You may request a late check-out. Please submit your request no later than 24 hours before your check-out time. The fee for this service is $20)
#8 - Lights and Electronics
• We would really appreciate if you could turn off all lights and electronics when you leave the house each day, and upon check out.
